How long has the house on your screen actually been for sale? In Oakville this fall, the honest answer is often "longer than the listing says." In August 2026, sold Oakville listings averaged 39 days on market by TRREB's count. Measured by the property itself, across every time it was listed, the average was 65 days.
That 26-day gap is the friction most buyers miss. It is also one of two numbers in this year's Oakville data that make sellers look stronger than they are. The other is the year-to-date average asking price. On the board's August report it appears to have jumped by almost half. Read together, the figures that actually describe Oakville today point to a market where buyers have more leverage than anywhere else in Halton.
The clock that resets
TRREB publishes two versions of days on market. Listing days, or LDOM, counts how long the sold listing itself was active. Property days, or PDOM, counts how long the property was on the market before it sold, "irrespective of whether the property was listed more than once by the same combination of seller and brokerage during the original listing contract period." When a listing is taken down and put back up, the first number starts over and the second keeps running.
The gap between the two is a rough measure of how much relisting is going on. In August 2026 Oakville's gap was the widest in Halton.

The board describing Oakville's market says the same thing. In its August 2026 release, the Oakville, Milton and District Real Estate Board quoted its president on why listing counts needed caution:
"We're seeing properties that didn't sell earlier in the year return to market, often at a different price, so not every new listing represents new inventory." Heidi Noel, President of OMDREB
That changes how a buyer should read a fresh listing. A home showing a few weeks on market may have been through a full spring with a higher price attached. The seller has already had one round of market feedback, and that changes how much a second round of negotiation can move them. The listing history tells you more than the days-on-market field does.
The asking price that wasn't
The second number is louder. On OMDREB's August 2026 report, Oakville's single-family average list price for the year to date is $3,400,422, against $2,327,867 for the same period in 2025. That is a 46.1% increase. Over the same eight months the average sale price fell 2.6%, to $1,841,905.
Asking prices up nearly half while sale prices slip would describe a market where sellers and buyers have stopped talking to each other. The monthly reports tell a much plainer story.

Seven of the eight months fall between roughly $2.1 million and $2.9 million. April does not. The April 2026 report shows Oakville's single-family average list price up 308% from the month before. That same month, the average sale price was $2,039,802, a normal spring number. The Halton-wide single-family average list price rose that month too, to $4,712,308, a 160% month-over-month jump.
The arithmetic points one way. Suppose the list-price average is taken across that month's new listings. Then Oakville's 454 April listings carried roughly $3 billion more in combined asking price than a typical month would. Halton's 1,077 listings show almost exactly the same excess. One very large entry, or a small cluster of them, inside Oakville would produce that pattern. A broad repricing of the town's housing would not. The board has not published an explanation, and the method behind the average is not set out in the public reports. So this is a reading of the arithmetic, not a confirmed cause. The reports do carry their own caution: "Statistics are never 100% accurate - they are a tool to be used in conveying a pattern."
By May the monthly figure was back to $2,106,743. Because year-to-date averages carry every month forward, the April number has stayed in the cumulative total ever since. That is why the year-to-date asking price will read as a surge for the rest of 2026.
What the cleaner numbers say
Take April's list price out of the picture and the remaining figures agree with each other. Oakville single-family prices are softer than a year ago and volume is higher. In August 2026 the average sale price was $1,711,025, down 7.7% from August 2025. Year-to-date transactions were up 16.2%. More homes changing hands at lower prices fits buyers acting on room to negotiate.
The rest of the August data points the same way:
- Sale-to-list. Oakville's 95% average in August 2026 was the lowest in Halton. Milton was at 98% and Burlington at 97%.
- Inventory. Oakville had 957 active listings and 4.9 months of supply at the end of August, the most of any Halton municipality. TRREB calculates months of inventory as a 12-month moving average, so this is a trend rather than a one-month blip.
- Selling below ask. Across Halton in August, 81.3% of single-family homes and 88.3% of townhouses and condominiums sold below asking. Single-family homes averaged 36 days on market and townhouses and condos averaged 41. These are regional figures, but Oakville's lower sale-to-list ratio suggests the town is not the exception.
- Attached homes. Oakville's townhouse and condominium segment averaged $838,861 in August 2026, down 13.5% year over year. New listings in that segment fell 44.7%. Fewer new listings alongside lower prices means fewer sellers are testing this segment. Any buyer leverage there may narrow faster than in detached homes.
One caution for anyone comparing sources. OMDREB and TRREB count Oakville differently. For August 2026, OMDREB reports 112 single-family sales and 83 sales in its combined townhouse, condo and linked-home category, 195 in total. TRREB reports 203 Oakville sales overall. Of those, 103 were detached, at a $1,787,896 average and a $1,604,000 median. Neither board reconciles the difference. A figure from one report should be compared only with figures from the same report.
What this means at the offer table
For a buyer, these two flaws work in the same direction. An inflated asking-price average makes current prices look restrained by comparison. A reset listing clock makes a property look newer to the market than it is. Both can push a buyer toward offering more than the evidence supports.
For a seller, the same data argues for pricing correctly at launch. OMDREB's August commentary describes sellers "becoming more realistic about where their homes need to be priced to attract attention." Oakville's 26-day gap between listing days and property days is the measurable cost of not doing that. A relist does reset the counter buyers see, but the property's full history is still in the board's own figures.
September's numbers will show whether new sellers are entering the market or the relisting pattern is continuing. Noel said that report would give "a much better indication of how many new sellers are entering the market and, just as importantly, whether buyers respond."
